Tips: Preparing your home for showings

When you list with the 2 for 1 Real Estate Team, we do the work for you!

Showings

  • Your home will be shown by appointment only and to pre-qualified buyers only.
  • There will not be a lock-box on your front door. We will be present for every showing of your home. We do a final walk-through after each showing to ensure that all doors are locked, windows closed, lights turned off.
  • We will point out the special features of your home -- why you love it -- to potential buyers.
  • Because we attend the showings, we get instant feedback on your home, which we pass on to you.
  • You never need to show your own home or answer questions from either potential buyers or drive-by inquiries.
  • We schedule tours of your home when it is convenient for you.

    Safety

  • While you're at work or your home is vacant -- you will never have to worry about who is going through the house.
  • When people stop by your home, we've made it easy and safe for you -- hand out the personalized business card specific to your house, complete with your home's picture, and we'll respond to any questions.

    Advertising/Promotions

  • We host both public open houses that are advertised in the local media and brokers' open houses for all local realtors.
  • We advertise your home with a state-of-the-art marketing plan to give it the broadest exposure to potential buyers.

    Communication

  • Communication is key to a productive seller/realtor relationship -- we report to sellers regularly about the activity and showings on their home.
  • As your 2 for 1 Real Estate Team, we are both full-time professional realtors who are fully involved with each client.

We're with you for the entire process -- from pre-listing preparation until the final handshake at the closing.

Start packing
and you will be ready to move on closing day!

Start with a plan. Then, gather your supplies and get packing!

Supplies

Permanent marker, bubble wrap, clear packing tape, scotch tape, office file boxes (available in sets of 8/10/12 at stationery supply and large discount departmemt stores) .. or plastic bins w/ lids. ) Large garbage bags.

Start sorting and packing.

The attic and barn (basement/attic/garage/closets/drawers) are good places to start. Use a small box, like a file/record box w/ a top and handles or a plastic bin w/ a lid. Do a little at a time so it is not overwhelming task-wise or emotions-wise. Use the method of labeling four boxes with "Keep," "Donate," "Toss," "Sell": Then you'll know if you're keeping something, donating it to a charity, tossing it in the garbage, or selling it.

The Plan

Use a timer and do this task in small 20-minute doses. It may surprise you how much you can accomplish in a short time! You will finish with enough energy to do something else that you enjoy. Over the next two days, take action on what is in those boxes. Use your timer again for this. Work in 20-minute intervals with breaks inbetween. Then do it all over again…and you will be packed and ready to move on closing day!
